Nachi Logistics Park has 2,260m2 1 fresh-keeping warehouses, 4 * * * 8,500m2 standard warehouses, 3,259m2 product exhibition halls, 2 4,000m2 LTL freight centers, 1 shed 1 85 1 2m2 information center building1. Supporting projects outside the park are scheduled to be completed, accepted and delivered early next year.
2. Project operation
In May of 20XX, Nachi Logistics Park began trial operation. The trial operation of the park and the main task in recent years are to attract customers to enter the park and provide warehousing, distribution, processing sites and property management services for local enterprises, individuals and merchants with logistics needs such as warehousing, freight, processing and distribution. At present, the park has introduced 43 customers, including 28 enterprises, individuals 15, and long-term customers account for 90%.
At present, the occupancy rate of fresh-keeping warehouses is 30% in the off-season (spring and summer) and 90% in the peak season (autumn and winter). Customers are mainly retailers of agricultural and sideline products, and the goods stored are fruits and frozen foods. The settled customers mainly include: Jiahang Trading Co., Ltd., Sanda Agriculture and Animal Husbandry Co., Ltd. and 7 fruit vendors.
The rental rate of standard library is 50%, and the warehouse is mainly rented for storage, auto repair workshop and processing. There are more than a dozen customers who have settled in the park for a long time, mainly including: Trading Co., Ltd., Innovation Technology Co., Ltd., Petroleum Technology Co., Ltd. and Testing Technology Co., Ltd.
The rental rate of LTL freight center and product exhibition hall is 20%, and customers think the rent is too high, so the rental rate is low. A small number of customers rent it for logistics consignment department, warehousing and office use. Most of them are temporarily rented as dormitories for migrant workers.
At present, the information center building is used by the office buildings of the group company and its subsidiaries, and the third floor is leased to software technology co., ltd for office use.
In a word, many achievements have been made during the trial operation of this year's project, but there are still many shortcomings. As the project was only completed this year, some sites in the park were still under construction when it was put into trial operation this year, which had a great impact on customers' admission to the park. In addition, due to the lack of logistics market atmosphere around the park, many customers came to negotiate, but considering that the rental price increased the operating costs of customers, they could not accept the rental price and gave up entering the park, and chose a farther and relatively poor venue to operate. Next year, under the premise of considering the investment cost of the project, we will reduce the rental price as much as possible, increase investment promotion and attract more logistics merchants and enterprises to settle in the park. To this end, we also contacted the District Economic and Information Committee, hoping that with the promotion of relevant departments, we can attract more logistics enterprises to settle in the park next year and build Nachi Logistics Park into the most competitive comprehensive logistics park around it.
