Can't you choose a house after the lottery?

When choosing a house by lottery, the more sought-after houses are generally chosen faster. The farther away buyers shake their numbers, the less likely they are to choose their favorite house. However, it doesn't mean that they can't choose a house if they shake the number. If it is their turn to choose an apartment type, they can still choose a house. Therefore, property buyers should pay attention to choosing several favorite units and alternative units before buying a house, so that the chances of choosing a house are greater.

Buying a house and shaking the number process

1. The developer publicizes the sales plan: The developer publicizes the sales plan through the official WeChat official account to clarify the basic situation of the project housing, the start and end time, place and conditions of registration;

2. Prepare materials required for intention registration:

(1) Copy of the ID card of the registrant and family members (including minor children) (original inspection);

(2) a copy of the first page of the household registration book and a copy of each family member's personal page or household registration certificate (original inspection);

(3) Copy of marriage certificate (unmarried), copy of divorce certificate and divorce agreement (original inspection);

(4) The original proof of housing inquiry for families (including minor children) in Hangzhou (families with household registration in Lin 'an, Tonglu, Jiande and Chun 'an must provide the original proof of housing inquiry at the place of household registration);

(5) Non-Hangzhou household registration must provide the original social security or personal tax payment certificate for 24 consecutive months in the past 36 months (if there is a new policy, the new policy shall prevail);

(6) Customers who choose the mortgage payment method must provide the copy of personal credit certificate printed in the credit information system of China People's Bank, and check the original. If it is not provided, it is deemed that the one-time payment method has been chosen to purchase the house;

(7) Proof of deposit (copy of bank demand deposit certificate or time deposit certificate or passbook, check the original).

3. Intentional customer registration: buyers register their intentions through online channels or offline locations designated by developers;

4. Customer verification: the developer checks whether the customer meets the purchase restriction policy and issues credentials to the intended registrant after completing the registration;

5. Notarization of publicity at the sales site: After the deadline for intention registration, the developer will sort out the customer's intention registration, form a summary table of purchase intention registration, and publicize it at the sales site.

6. Notary Office Notarization: After publicity at the sales site, it will be notarized by the notary office.

7. The notary office presided over the lottery:

(1) If the number of commodity housing projects registered with customers exceeds the number of houses for sale, the developer should contact the notary office to generate the house selection family and house selection sequence number through notarization and lottery, and sell the houses in order.

(2) Developers should give preferential treatment to "families without housing" and provide a certain proportion of housing security.

After the enterprise checks, publicizes and notarizes the registered customer information, it will publicly shake the number in Hangzhou National Notary Office, which is divided into three rounds:

The first round of lottery: giving priority to the number of finalists of "families without houses", but not sure about the order of choosing houses.

The second round of lottery: "Houseless families" and non-houseless families who were not shortlisted in the first round of lottery * * * shake out the remaining shortlisted families, but the order of house selection is uncertain. At the same time, shake out the waiting order of the families who are not shortlisted.

The third round of lottery: the shortlisted families shaken out in the first two rounds are the same as the lottery, and the house selection sequence number is shaken out.

Remarks: Houseless families refer to families without their own houses within the scope of purchase restriction in our city (excluding unmarried families, single families divorced after April 4 and "houseless families" arising from self-owned housing transactions after April 4) (singles do not include widows).

8. Orderly organization house selection:

(1) After the lottery results are generated, the developer will organize the house selection and sales work in an orderly manner according to the lottery results;

(2) The developer should ensure that the results of house selection are consistent with the online signing list.

9. Filing by the housing management department: The developer shall report the lottery results and house selection results to the housing management department for filing in time, and do a good job in preserving the evidence such as the registration plan of house purchase intention, the summary table of house purchase intention registration, the notarized lottery results and the house selection results.
