Therefore, most real estate developers in our city are mainly commercial and residential mixed types. If the transfer period is determined according to the maximum transfer period of commercial and residential buildings in a project, the termination time of commercial and residential buildings in a building will inevitably be inconsistent. Bring difficulties in disposal; Second, the service life of a house is generally 50 years. After the probation period of the land expires, the residual value of the house is not much. Third, from the perspective of people's livelihood, reducing the land use period of 20 years can correspondingly reduce the payment of the corresponding land transfer fee and reduce the house price to a certain extent.

In addition, the property law has stipulated in principle that the right to use individual residential construction land can be automatically renewed. Therefore, defining the term of residential land use right according to 50 years can also effectively reduce the cost of property buyers and benefit end consumers.

In the future, the project company should inform consumers of the land use period according to the current relevant laws and regulations when defining the project construction sales. Government departments ordered developers to specify the land use period in the housing sales contract, take measures to make up for the losses and safeguard the legitimate rights and interests of buyers.
