Problem 1: illegal sales

Some enterprises' dynamic property lists, building energy efficiency, and principal-agent agreements are incomplete and inconsistent, and the publicity position is not obvious, which is not conducive to buyers' viewing. In particular, the dynamic real estate list is not publicized and updated in time, and it is confused with the one-bedroom and one-price list.

Question 5: The supervision of pre-sale funds is not in place.

Since 20 16, due to the slowdown of economic growth and the adjustment of loan policy, the housing sales situation of most development projects is not optimistic and the recovery of funds is slow. During the special inspection, Zhengzhou Housing Security and Real Estate Administration found that some development enterprises failed to deposit the down payment and mortgage loans into the pre-sale supervision account in time.

Zhengzhou Housing Security and Real Estate Administration also conducted special inspections on real estate intermediaries. On the whole, the problems existing in real estate agents are: starting brokerage business without filing after obtaining business license; Suspected of illegal brokerage business; Illegal use of the online trading information system of the stock room, disrupting the online trading order of the stock room; The terms of the stock house brokerage contract are unfair and the signing behavior is not standardized; Branch management is not in place, and most branches are not filed; The information publicity of business premises is not perfect.

Suspected unlicensed sales have been handed over to Zhengzhou real estate supervision detachment for further investigation and handling, and the supervision detachment is required to strengthen the inspection of these projects.

Advertising language items prohibited by laws and regulations in advertisements have been handed over to Zhengzhou Real Estate Advertising Management Office for investigation and handling.

In order to solve the problem that the supervision system of pre-sale funds is not strict enough, the supervision department of pre-sale funds of Zhengzhou Housing Transaction Registration Center has issued the Supervision Letter of Zhengzhou Commercial Housing Pre-sale Funds to all development enterprises and supervision banks, requiring all development enterprises to deposit pre-sale funds into supervision accounts in time, and at the same time requiring all supervision banks to strengthen supervision over the use of pre-sale funds.
