Everything we do must be fruitful, and the combination of our training and war is no exception. In fact, when we first arrived in Huizhou, we already knew our task-each group made a report on the topic of our group. The topic of our group was "What is the most important link in the real estate development chain". Last week, we experienced senior executives' teaching and running, which gave us a certain understanding of the real estate development chain and market and laid the foundation for our project. The most important thing this week is to integrate the information collected before and complete the group topic.

Facing the topic "What is the most important link in the real estate development chain", our working idea is to examine the topic first, then establish the framework, and then divide the work reasonably according to the framework, so as to complete the production of the content. The first step is to examine the questions. Since it is the most important link in the real estate development chain, we must first sort out the real estate development chain; Next, since we want to judge the most important link, we certainly need a criterion. Based on the two purposes of real estate development (profit maximization and risk avoidance), we use the target derivation method to get five dimensions as the judgment standard. On this basis, in order to support our argument more intuitively, we need some examples to illustrate. In this case, it is more appropriate to take top 10 real estate as an example. Since then, the framework of the whole report has also taken shape: the first part is the combing of the real estate development chain, the second part is the evaluation criteria and some conclusions, and the third part is the case analysis and conclusions.

On Tuesday, we made an interim report with the report we finished on Monday. Manager Huang pointed out that the idea and overall framework of goal derivation are basically feasible, but there are still many problems in specific derivation and demonstration. In response to our problems, Manager Huang taught many specific methods: ① The content of subjective description and objective discussion should be kept in an appropriate proportion. If there are too many subjective descriptions, the report will not be objective and convincing; If objectivity is too strong, there will be too much data in the report, which will make the audience sound boring and difficult to accept effectively. Therefore, it is necessary to coordinate the proportion of subjective description and objective discussion, so as to make our report convincing and the audience willing to listen. ② The larger the sample data, the more macroscopic it is, so the most convincing conclusion is often big data. For us, it is difficult to obtain such sufficient data, and for us, time is tight, even if the data is in hand, it is difficult to process. In this case, if you want to get convincing data and conclusions, you can quote authoritative data and research reports, such as Mingyuan Real Estate Research Institute and Ke Rui Real Estate Research Institute, which can get twice the result with half the effort. 3 If you really can't come up with big data, you can use an example to demonstrate it, but how can you convince others that your example can illustrate common problems? The selection of examples here requires some skill. First, you can choose what you have experienced personally, such as using the data you have obtained personally; Secondly, you can choose celebrities and famous enterprises as cases. People are always willing to believe that celebrities are authorities. If you add a logical fallacy before "Ma Yun once said", it will also make people feel very serious. ④ When analyzing data, we should not only see the consistency of the data, but also see the conflicts behind the data. For example, why is Zhong Kai's gdp per capita the highest, while Zhong Kai's real estate sales area and price are very low? ⑤ Learn to analyze problems in the dynamic time dimension. For example, if we analyze the annual report of top 10 Real Estate Company 20 16 from a static perspective, you will find that Evergrande has the worst performance, low net profit and high financing cost, marketing cost and management cost. But from a dynamic point of view, the conclusion is that Evergrande has the most development prospects, because it is a period of rapid development. In order to expand the scale quickly, a part of profit rate will be sacrificed, and the financing cost and enterprise expenses will be reduced in an all-round way, which is easy to improve the net profit rate. So this also tells us that it is not enough to analyze the problem statically at the current time node, but also to learn to look at the problem with a dynamic development perspective.

The next two days, Wednesday and Thursday, will be the improvement and further processing of the report. In this process, I realized more deeply that attitude is also very important besides the skills of doing things. I think the role of attitude is mainly reflected in two aspects: ① Give full play to subjective initiative. When you keep your eyes on the goal, what you think of in the face of difficulties is not an excuse and retreat, but a solution to the problem. When the real estate development chain and the work content of each department are unclear, we go to our colleagues in the operation center to help explain and sort it out; Lacking historical data as a support, we consulted our colleagues in finance and project and obtained the data. When you are in doubt, please actively seek advice and help from our mentors, Manager Huang and Brother Rui ... In short, when you want to do something well, the way is always more difficult than the way. Let yourself not be afraid of failure and stick to it. In fact, the final result has been reshaped again and again. The analysis of top 10 real estate in the first edition can't be implemented in the specific real estate development chain, so the third chapter is deleted as a whole, and only the parts of China Shipping, Evergrande and Country Garden are reserved as cases embedded in the second chapter; Under the guidance of Manager Chen of the operation center, the second edition straightened out the responsibilities and work contents of all departments in the whole development chain, and adjusted the development chain from six links to five links, so the arguments behind it completely changed; In the third edition, the train of thought is adjusted, and the background is added as a restriction. The macro background is the real estate market since 20 16, and the most important link in the real estate development chain is different in different market conditions and different development stages of the company as a restrictive conclusion. On this basis, the vision falls on Zhongzhou. What is the most important link in the real estate development chain at this stage? This is just the adjustment process of the big framework, including the modification of a certain part of the content and the handling of details. Our report has been changed from the original version of 1.0 to the final version of 10.0. Looking back, I feel very shocked. We reinvented ourselves so many times, and I am very grateful to our friends in the same group. The final result is inseparable from everyone's persistence. Just like we usually joke, we should have our own stubbornness and keep our inner persistence.

Finally, at Friday's report meeting, Mr. Zhang and Mr. Huang generally gave positive comments. The results of our joint efforts can be recognized by the leaders, who are sincerely happy, but we also have some problems and some places can be improved. Although each group completes a project independently, it doesn't mean that the research content of another group has nothing to do with you. Manager Huang's carefully selected two projects provide us with different dimensions of understanding the real estate development industry, so that we can understand the industry we are engaged in from different starting points. The second group's research topic is "What are the characteristics of products in different regions of Huizhou". Taking this as a starting point, we can better understand the whole real estate market in Huizhou, get to know each other and better position our products. The partners in the second group collected and processed a lot of data and got some results, but due to the difficulty of the topic itself, the tutor put forward more opinions, especially the problem of data collection and processing was concentrated. Imagine if we were allowed to do this project as a group, could we do it better? Not necessarily! The problems existing in the second group should also be seriously considered. The final result of this report is really important, but what we can learn from it is the most important thing for us.

Body and mind are always on the road. Finish the project report on Friday morning, and immediately put into 18km orienteering in Honghua Lake in the afternoon. This competition mechanism between the two teams is actually very interesting. On the first scene, the second group successfully completed the competition and took the lead. After a long time, we are all in a state of catching up. We have to say that the pressure of not seeing the opponent is quite great. We ran and walked until we saw the shadow of the second group. Here is a very interesting detail. When we crossed a corner and found the second group, they also found that we were desperately chasing, and they began to run, but at this time our psychology was obviously much easier than before. When we know that the other side is only one corner ahead of ourselves, we are very calm and slowly adjust our state to catch up, instead of desperately catching up as before. Later, when we surpassed the second group, we also skillfully used this mentality and tried our best. However, for the 18km race, the last laugh is the best. A temporary lead in the first half doesn't mean anything. When you reach the whole distance of 9 kilometers, the competition becomes more intense. The backward group continued to sprint, and we kept alternating lead with the second group. Until the whole journey 14km, the physical strength of our group's small partners decreased seriously (probably because of the backward start and the cost of catching up in the early stage)

18km orienteering is not only a physical competition, but also contains profound philosophy, which deserves our deep consideration. People often have a strong pressure on the unknown, which is obvious when chasing the second group. When you don't know how much the other side is ahead of you, you will rush to catch up regardless of the physical cost, but once you know the obvious gap with the other side, you will adjust your state and consume the least physical strength to catch up. The starting point is very important. There are many things in life, and the starting point is very important, such as education. Not letting children lose at the starting line is the best interpretation of this point. The advantage of competition first is mainly reflected in the psychological aspect. Under pressure, laggards often spend too much physical strength or make mistakes, but being behind in life is much more cruel than competition. Matthew effect is reflected in many aspects. In high school, students with similar strength, one at the bottom of 985 and the other at the top of 2 1 1, will have a big gap after four years. The same is true of work. Students with similar abilities in school may have different choices, and the gap will be very obvious after three years. Although the starting point is very important, there are still many opportunities for latecomers, just a lot of extra efforts. At present, there is a voice in the media: "The social stratum in China is solidifying". I don't agree with this view. The ascending passage is really narrow, but as long as you don't work hard, the descending passage will always be open. Especially for such a special era of rapid information iteration, expert statistics show that our information structure will be updated every seven years on average. In this torrent, it is true that if you don't advance, you will retreat. Whether we are pioneers or latecomers, we need to keep working hard so as not to be shot dead on the beach by the torrent of the times (the times are irresistible, but at least we will be shot dead on the beach in the future). Everyone should have heard that Tencent has a horse racing mechanism to encourage healthy internal competition. Wechat, which now occupies half of Tencent's value, stands out through this horse racing mechanism. In fact, if you think about it carefully, isn't our group competition mode also a horse racing mechanism? At the beginning, according to historical experience, Bao Ge predicted that the whole journey would take us five hours, that is, from 2: 30 to 7: 30, but we actually reached the finish line at 6: 00, more than an hour earlier than expected. This is the charm of this kind of internal benign competition, catching up with each other and inspiring endless motivation.

The half-month training campaign in Huizhou ended successfully at the weekend. On that Friday two weeks ago, we were greeted by parking spaces in Central Park. Now all the colleagues in the marketing customer service department, including Mr. Zeng, take an exchange meeting as a farewell. At the exchange meeting, five questions are always asked: What kind of people do enterprises need? What is the importance of matter? How to build your own professional ability? What kind of life do you want? What's the relationship between work and life? On these five questions, my answers at that time were "I have a sense of responsibility, I can stand up when I encounter problems", "I am satisfied with the immediate difficulties, and then I pursue poetry and distance", "My eyes should be up, my feet should land", "My family is happy, I have money and leisure" and "I complement each other and balance each other".

In fact, there are no standard answers to these five questions. Different experiences and different stages of life will give different answers. I heard a lot from my colleagues yesterday, including novices in the workplace and many seniors. I learned a lot and was inspired. But just like professional values, these questions ultimately require us to find our own answers in our constant life and practice. What I want to say now is that I hope everyone can remember the truest thoughts in your heart, and don't forget your innovative spirit, so as to achieve your ultimate goal, who just graduated.

Half a month in Huizhou can be said to be one of the richest and most valuable times in my life. Witnessed three episodes in full swing, executives face to face at zero distance, fear of running around the city in the hot sun, and starry night. During this period, I paid a lot, and of course I got more. Finally, I thank the company and leaders for providing us with such an opportunity to learn and grow in actual combat.
