(2) After the application materials are ready, you must go to the real estate bureau and fill out some forms and a stock contract. The amount on the stock contract must be the same as that on the contract.
(3) After all the application materials for real estate transfer are submitted to the Real Estate Bureau, the Real Estate Bureau will pay taxes on the receipt according to the date indicated on the receipt, and the buyer and the seller will pay taxes with the original ID card. After paying taxes, both parties bring their ID cards and pigeon tax payment invoice documents to the Housing Authority to confirm the tax payment, complete the transfer and get back the transfer receipt. It usually takes about fifteen working days.
(4) When buying a house, you can get a new real estate license from the Housing Authority with your ID card and transfer receipt at the time specified in the transfer receipt.
Legal basis: Article 60 of People's Republic of China (PRC) Urban Real Estate Management Law stipulates that when real estate is transferred or changed, it shall apply to the real estate management department of the local people's government at or above the county level for registration of real estate change, and apply to the land management department of the people's government at the same level for registration of land use right change on the basis of the changed house ownership certificate. After verification by the land administration department of the people's government at the same level, the land use right certificate shall be replaced or changed by the people's government at the same level.
