Productive logistics land generally includes land directly used by production enterprises for material storage, transit, distribution, distribution operations, transportation, loading and unloading and corresponding ancillary facilities, and its nature can be recognized as industrial storage land; However, the land for logistics projects with the market transaction functions such as material wholesale and retail should be recognized as commercial land.
Legal basis: Article 4 of the Control Index of Construction Land for Industrial Projects clearly stipulates that "it is strictly forbidden to build non-productive supporting facilities such as complete houses, expert buildings, hotels, guest houses and training centers within the scope of industrial projects."
Article 18 of the Urban Real Estate Management Law stipulates that "if a land user needs to change the land use agreed in the land use right transfer contract, he must obtain the consent of the transferor and the urban planning administrative department of the people's government of the city or county, sign an agreement on the change of the land use right transfer contract or re-sign the land use right transfer contract, and adjust the land use right transfer fee accordingly".
