Recently, Baoan held an expert review meeting on the planning and urban design of Chuangye Road, Commercial Avenue. Meng Jianmin, an academician of China Academy of Engineering, is the chairman of the evaluation committee, whose members cover many fields of urban planning and construction.

Five top design teams stood out, introduced the design ideas in turn, presented various possibilities of Pioneer Road, and took a solid first step towards the goal of transforming Pioneer Road into a commercial avenue in the Bay Area.

The high-standard evaluation meeting stems from the grand planning objectives of the district: to realize the linkage of "Qianhai+Baoan" blocks, the splicing of "old city+new city", the innovative combination of "intelligence+service" and the win-win situation of "commerce+commerce", so as to make the district a commercial avenue showing the prosperity and innovation of Baoan city, drive the surrounding development and create a sustainable urban vitality area.

Improve the level of business development

It has become an important bearing area for Shenzhen to build an international consumption center city.

When you open the map, you can see that Bao 'an Chuangye Road Business Avenue is located in Xin 'an Street, the Guangzhou-Shenzhen-Hong Kong-Macao Science and Technology Innovation Corridor. It is the core node of Baoan's urban development axis and is divided into three sections from northeast to southwest:

The northeast section is a high-tech industrial section-north of Xin 'an Third Road is Jiangangshan National High-tech Zone, which is mostly a traditional factory building except COFCO Chuangxin R&D Center.

The middle section is the commercial section-from the north of Baomin 1st Road to Xin 'an 3rd Road, which is mainly the commercial area, with large commercial facilities such as Zhongzhou π Mall and Qin Cheng Grand K+ Plaza, and a number of approved plots are under construction.

The southwest section is residential-the south of Baoan Avenue is mostly modern residential, and the north of Baoan Avenue to Baomin No.1 Road is mainly old residential and urban village. In the future, the living quality will be improved through the transformation of old residential areas.

The jury believes that the primary purpose of the planning of Chuangye Road Commercial Avenue is to improve the quality of urban space and the level of commercial development.

At present, the region is rich in commercial formats and diversified in scale. Along Chuangye Road and several urban roads perpendicular to Chuangye Road, new and old businesses are combined, including Yifangcheng, Haiya Colorful City, Zhongzhou Commercial Building, Qinchengda Building and other commercial complexes, as well as various shops along the street. The commercial avenue is slightly embryonic, which also makes the service industry of Xin 'an street in the jurisdiction account for more than 60% of the whole district.

However, when we look at Xin 'an from Baoan, compared with downtown Shenzhen, there is still a certain gap in the service level of Xin 'an, "the development level of modern service industry is not high".

In order to improve the level of commercial development, the design plan proposes to guide the diversified development of commercial formats on both sides of the commercial avenue, enhance the comprehensive strength of the modern service industry in the region, and become an important bearing area for Shenzhen to build an international consumption center city and an international trade center city, thus attracting international talents and outstanding enterprises to land, further stimulating the overall city value of the region and providing more urban support for industrial upgrading and development.

Improve the quality of urban space

Promote the stitching between the old city and the new city.

After 30 years of development, the coastal area of Baoan Central District has developed into a central business district, focusing on the construction of a modern service industry headquarters economic zone and a central green axis public cultural and leisure activity zone.

In order to turn Baoan Central District into a world-class modern area, this year, an international consultation activity on urban design optimization of Baoan Central District was launched to collect urban design optimization schemes from all over the world and accelerate the progress towards a new first-class Bay Area urban center.

Compared with the rapid development of the new city, there are still some old residential areas, industrial factories and villages in the old city not far from it, and the landscape quality and public facilities of some parks and squares also have room for improvement and perfection.

A city, the old and the new coexist, the old and the new set each other off, and there is tension. In order to cooperate with the brand-new development orientation of Baoan, the old city must also make a difference.

Chuangye Road Commercial Avenue is the breakthrough for Baoan to realize "coexistence of old and new, and integration of old and new". Looking at the five design schemes, we strive to "sew the old city and the new city together, tap and integrate natural, historical and cultural resources, and create a city image with local characteristics".

In the future, these old cities will be upgraded in public space, slow-moving system, landscape environment and street style.

Specifically, the spatial quality in this area will be improved. The area is surrounded by mountains and waters, with superior ecological resources. There are Bao 'an Park, Xin 'an Park, Seaside Plaza, Xinzhenhe and other large public open spaces. Through urban design, scattered green spaces and rivers can be integrated to build an integral, continuous, open, humanized and integrated public space system with urban development.

Secondly, the southwest-northeast connection in this area is blocked by 107 national highway, and the internal circulation is not smooth enough, which hinders the intercommunication and accumulation of resources.

The planning of Chuangye Road Commercial Avenue will take the transformation of Guangzhou-Shenzhen Expressway and National Highway 107 as an opportunity to release and rationally use the land on both sides of Chuangye Interchange and Guangzhou-Shenzhen Expressway, transform the slow-moving system and form a multi-level and organically integrated urban landscape.

In addition, there are many historical and cultural resources in this area, including ancient buildings such as Huang ancestral hall, Huanglian lion dance in Shangchuan, ancient and famous trees and intangible cultural heritage, which are the source of human history and spirit in Xin 'an and even Baoan.

In the future, on the basis of understanding and respecting the history and culture of the city, Baoan will redesign the space between the building skin and the building through the micro-renewal of the block, and continue the urban space with traditional memory.

Linkage Baoan and Qianhai

Link Qianhai Modern Service Industry and Baoan Advanced Manufacturing Industry

With the "expansion" of Qianhai, the scope of Baoan 1/5 is included in Qianhai, and 2/3 of Qianhai is in Baoan. The Seventh Party Congress of Bao 'an District proposed to fully implement the major strategy of deepening reform and opening up in Qianhai Cooperation Zone, and promote a round of development of Bao 'an New in serving Qianhai and serving Hong Kong and Macao.

Realizing the linkage of "Baoan+Qianhai" block has become a compulsory topic for Baoan.

In this regard, Baoan has already been laid out at the macro level. On August 26th, Bao 'an issued a major spatial development strategy to accelerate the pace of "leading the development of the Gulf" with the spatial layout of "One Belt, Two Hearts and Four Pieces".

The transformation of Chuangye Road into a commercial avenue in the Bay Area also means that Baoan has begun the process of improving the spatial planning at the meso level. The business avenue area of Chuangye Road is adjacent to Qianhai and Nanshan, and connected with Baoan Central District in series, which is the first-line hinterland supporting the development of Qianhai. Its linkage with Qianhai can provide reference samples for other areas in Baoan.

This year's Baoan District Government Work Report proposes that we should seize the opportunity of expanding Qianhai District and develop modern service industry supernormally. Whether it is to open up the "qianhai runway" of modern service industry, to cultivate the "super dark horse" of software and Internet industry, or to build the growth pole of international consumption and international trade, these are expected to be realized in the business avenue area of Chuangye Road.

It can be predicted that with the continuous improvement of urban energy level, Xianfeng Road will fully connect with Qianhai strategy, which is an important starting point for Baoan and Qianhai to build the main battlefield of national strategy, become the urban axis linking "modern service industry" and "advanced manufacturing industry", and will also give birth to new formats and more possibilities.
